Dear Expert,

What criteria should be considered when using an existing ammonia condenser ( NEN TEMA type, ammonia in shell side and Cooling water in tube side) for an increased load other than heat transfer area? there is no limitation in cooling water flow

There will be a decrease in the condensing heat transfer coefficient as the load increases. This coefficient varies inversely  to the 1/3 power. For more information on this equation, you can refer to Kern on his chapter " Condensation of Single vapors".
